This scarcity is exactly why owning a lake house in Tennessee, specifically on Watauga, is such a strategic move. When you’re looking at Watauga Lake Real Estate, you’ll hear a lot about "shoreline regulations" and "TVA permits." Because Watauga is a Tennessee Valley Authority (TVA) managed lake, there are very specific rules about what you can and cannot do on the shoreline.
Most waterfront properties on Watauga don't actually "own" the land all the way to the water’s edge. Instead, they own to a certain elevation line, and the land between the house and the water is managed by the TVA. This is why understanding Section 26a permits is crucial. If you want to build a dock, clear a view, or stabilize a bank, you need approval.
