There is something deeply spiritual about standing on a piece of raw earth and realizing that, one day soon, your children will run across these same steps: except they’ll be covered in hardwood, not hay.
I’ve stood on hundreds of acres across Johnson City, Kingsport, and Bristol. I’ve felt the crunch of dry leaves under my boots and smelled the scent of damp pine after a Tennessee rain. Every time, I’m struck by the same thought: this isn't just "real estate." This is the beginning of a legacy. For many of my clients, building a custom home isn’t a line item on a budget; it’s a calling. It’s the pursuit of a space that finally, truly, fits the life they’ve worked so hard to build.
But I’ll be the first to tell you: turning a patch of dirt into a finished doorstep is a journey that requires more than just a dream. It takes a strategic mindset, a lot of heart, and a guide who knows where the hidden rocks are (both literally and figuratively).
The search for the perfect plot of land is often more emotional than the search for a pre-built house. You aren’t just looking at square footage; you’re looking at the sunrise. You’re looking at where the garden will grow and where the driveway will wind through the trees.
In East Tennessee, our terrain is as beautiful as it is complex. We have rolling hills that offer breathtaking views of the Blue Ridge Mountains, but those same hills can present challenges for building. When we look at land for sale, we aren't just looking at the price per acre: which currently averages around $22,700 in Tennessee: we’re looking at the "bones" of the property.
Before you fall in love with a view, we have to look at the practicalities:

Once we find a piece of land that speaks to your soul, we move into the phase I call the "Heart and Soil" period. This is where my commitment to integrity and reliability really comes into play. I don't want you to just buy land; I want you to buy a foundation you can trust.
In rural East Tennessee, one of the most critical steps is the "perc test" or soil morphology test. Most custom builds on acreage will require a septic system. If the soil doesn't "perc": meaning it doesn't absorb water at a specific rate: you might not be able to build the size of home you envisioned.
We also have to consider the rock. Our beautiful mountains are often sitting on layers of limestone. While it makes for a sturdy world, it can make excavation a bit like a game of poker. You have to be prepared for what’s beneath the surface. This is why I advocate fiercely for my clients to have a contingency fund. Building a home should bring you peace, not financial panic.
You wouldn't set out on a trek through the Appalachian Trail without a map and a solid pair of boots. Building a home is no different. You need a team that shares your vision and respects your investment.

In Tennessee, the permitting process usually takes between 3 to 6 weeks. You’ll need a state residential permit, and depending on whether your land is in the city limits of Johnson City or out in the county, there may be additional health department approvals for your septic or driveway permits.
This stage requires patience. I know the itch to see the excavators move in is strong, but getting the paperwork right on the front end ensures a smooth, rewarding process later. We want to do it right, not just fast.
